What I Learned from Studying the Panamanian Real Estate Market — A Perspective for Fellow Realtors®

As a Realtor® who works with international clients, I recently had the opportunity to visit Panama to better understand its real estate market and the investment opportunities available there.

Panama has become one of the most attractive real estate markets in Latin America for international buyers. Its stable economy, use of the US dollar, strong banking sector, and investor-friendly policies have drawn interest from retirees, investors, and digital nomads from around the world.

During my visit I studied several companies operating in the market, including Urban Development Group, Empresas Bern, and House Hunters Panama. Each represents a different segment of the country’s real estate ecosystem and offers insight into how real estate transactions work outside the United States.

Urban Development Group

Urban Development Group focuses primarily on residential and mixed-use developments within Panama City.

Their projects are typically designed for local professionals and long-term residents. Developments often feature modern apartment towers located along major urban corridors and transportation routes.

The financing model used in many of these developments is similar to what we see in the United States, though with some key differences. Buyers generally make a reservation deposit, followed by a down payment at contract signing and installment payments during construction.

At completion, many buyers obtain mortgage financing through Panamanian banks, although foreign buyers may sometimes face stricter lending requirements.

Empresas Bern

One of the most prominent developers in Panama is Empresas Bern, a company with decades of experience in residential, commercial, and hospitality development.

Empresas Bern has developed many landmark buildings throughout Panama City and is known for projects that combine residential living with hospitality and commercial elements.

A key difference in this segment of the market is the use of developer-supported financing structures. Instead of relying entirely on bank mortgages, some projects allow buyers to make structured payments during the construction phase.

This model is particularly attractive to international investors who may prefer not to obtain financing from a local bank.

House Hunters Panama

House Hunters Panama represents another important component of the real estate market. Unlike the developers mentioned above, this company operates primarily as a brokerage and advisory firm serving international buyers.

Their focus is helping expatriates, retirees, and investors purchase property throughout Panama, including beachfront communities, mountain towns such as Boquete, and investment properties within Panama City.

For many foreign buyers, companies like House Hunters Panama serve as a guide through the local process by coordinating attorneys, title services, property management, and relocation support.

Key Differences from the US Market

Studying the Panamanian market highlighted several important differences that Realtors® should understand when working internationally.

Financing Structures: Mortgage financing is far less common for foreign buyers. Many transactions involve cash purchases or structured payment plans provided by developers.

Developer Involvement: Developers frequently play a larger role in the financing and marketing of projects compared with what we typically see in the United States.

International Buyers: A large portion of the market is driven by international demand, particularly from North America.

Final Thoughts

My visit to Panama reinforced an important lesson for real estate professionals.

While real estate is often described as a local business, investment capital increasingly moves across borders.

For Realtors® who are willing to build international relationships and understand global markets, opportunities exist far beyond their home cities.

Panama is just one example of how the real estate industry continues to expand globally — and why international collaboration between professionals has never been more important.
