The Northern Virginia Association of Realtors® (NVAR) recently welcomed members and housing-forward professionals to its Fairfax Headquarters for one of the most anticipated advocacy traditions of the year: Delegate Marcus Simon’s annual Road to Richmond Luncheon.
Now in its second decade, the Road to Richmond Luncheon has become a hallmark event for Realtors® and other real estate professionals seeking a candid, insider preview of the upcoming Virginia General Assembly session. This year’s luncheon was especially notable, filling the NVAR boardroom to capacity, making it the largest Road to Richmond gathering hosted at NVAR to date.
Delegate Simon offered attendees a thoughtful and wide-ranging overview of what lawmakers learned from the previous session, what legislative strategies proved effective, and where challenges remain. With a clear eye toward the year ahead, he walked guests through the political landscape shaping the 2026 session, including chamber dynamics, committee priorities, and the housing-related issues expected to take center stage.
Housing affordability, supply constraints, and the growing role of local and state policy in shaping the real estate market were central themes of the discussion. Attendees valued the opportunity to hear not only what proposals may advance this year, but also the broader context behind them.
As both a longtime legislator and an NVAR member, Delegate Simon brings a unique and trusted perspective to these conversations. In addition to representing his Fairfax constituents in Richmond, he is an active member of the Realtor® community.
