Demystifying FIRPTA: Understanding Foreign Investment in U.S. Real Estate Transactions (1 hour)
This one-hour continuing education course equips real estate professionals with a clear understanding of the Foreign Investment in Real Property Tax Act (FIRPTA). The class explains how FIRPTA applies to residential real estate transactions involving foreign sellers, outlines agent responsibilities, discusses compliance risks, and offers practical strategies to prevent fraud and protect all parties in a transaction.
By the end of this course, licensees will be able to:
- Identify when FIRPTA applies in a residential real estate transaction.
- Explain the agent’s disclosure and communication duties related to FIRPTA.
- Understand buyer and settlement agent responsibilities for withholding.
- Recognize common FIRPTA exemptions and correctly apply the $300,000 rule.
