This course will cover common challenges agents face in competitive markets as well as strategies for dealing with these challenges. We will begin with two strategies for listing agents when preparing to put a listing on the market, specifically ordering the HOA/Condo Resale Disclosure Package as soon as the property is listed and obtaining a copy of the seller’s owner’s title insurance policy for potential negotiation leverage later on.

We will discuss all three options if the Home Inspection contingency, importance of paying attention to contract timelines.  We will look at the Financing contingency, specified financing, we will address what to do when a buyer switches from cash to financing or switches loan terms mid-transaction,  use of seller closing cost credits to help buyer buy down their interest rates. 

Then we will discuss the duties of a buyer’s agent when dealing with an unrepresented seller. We will then address split settlements, why have become so prevalent, what did the Bureau of Insurance letter really mean and what to do if a listing agent conditions acceptance of an offer on use of a particular title company. Does the seller have to pay the settlement agent costs if doing a split settlement? Finally, we will touch on the returning of distressed properties and assumptions, what loans are assumable and what your buyer and seller should know about the process.
