Buyer Beware: Foreclosed & Neglected Properties* 4 Hrs. Elective CE

Distressed properties provide as many opportunities for headaches as for bargains. Buyers have to cope with the fallout from the ruined lives of previous owners such as neglected maintenance, vandalism, mortgage liens, unpaid taxes and utility bills. During foreclosure proceedings the home may be vacant or occupied by tenants or squatters and be the staging area for criminal activity. Homes may have their appliances and wiring ripped out creating electrical hazards. Removed or burst pipes can cause severe water damage to interior finishes and cause the onset of mold. Homes are usually sold “as is” by the banks and are not subject to property condition disclosures required in a regular sale. Buyers may be saddled with construction defects and environmental hazards and can seldom extract price concessions from banks to correct them.
